This rare single-level contemporary home has been constructed entirely of structural steel, concrete and glass and is located on the Prince Golf Course. Designed for ultimate privacy and ocean views it was completed in 2022.

Behind the front glass gates are 2 private courtyards, one with a soothing and tranquil 6' high water wall and the other, enclosed by a 6' privacy wall softened by native areca palms surrounding a 27' long pool, a well maintained lawn area and a 350+ s.f. covered lanai that offers a poolside outdoor kitchen and dining experience.

Above the covered walkway to the main entrance door, a hidden stairs leads to a stunning upper skydeck with spectacular views of the nearby mountains, sunsets and the stars at night.

The entry hall offers a bright and visual connection to the lanai with a 24' long wall of floor to ceiling glass and a Fleetwood sliding door.

The lanai shares a retractable window, with a serving counter to the secondary work area in the kitchen which includes a Fisher & Paykel dish drawer and additional Kohler sink.

The center of the residence is a professionally designed kitchen for the culinary enthusiasts. The 12+ foot island is perfectly positioned to enjoy ocean views while using the Kohler Stages Professional sink and Dornbracht Tara faucet. The kitchen is equipped with Lioher cabinetry and Gaggenau appliances, which include a convection double oven with side-swing doors, warming drawer, full-surface induction cook top, dishwasher, microwave drawer, 30" refrigerator and a 24" freezer. Cosentino solid surface counters are in the kitchen and throughout the residence.

Across from the island is a beverage area with a 70-bottle dual-zone Gaggenau wine refrigerator and 2 drawer undercounter refrigerator / freezer with ice maker.

The 700 s.f. master suite is separated from the main residence by a set of glass doors. It offers a private area with a view of the water wall and swimming pool. The placement of the water wall provides complete privacy in the bedroom and at night, a spectacular opportunity to watch the moon, stars and occasionally the Milky Way on display through the floor to ceiling glass. The LED pool lighting creates a soft glow within the courtyard and the master bedroom at night.

The master bathroom is fitted with Badeloft vessel sinks and a soaking tub, barrier free shower, dual skylights, Geberit wall hung water closets and Dornbracht fixtures throughout. There is also an glass door leading to an outdoor garden shower surrounded by bamboo and areca palms.

There is a walk in closet with built-in Lioher cabinetry consisting of full height wardrobes, wall cabinetry and drawer units.

The construction of this residence is unique to the Hawaiian residential market and can only be seen in the attic. The standing seam roof is made of imported German zinc that should last 150 years, the roof rafters, ceiling joists and interior wall framing are all galvanized steel. The exterior walls are 8" reinforced concrete, clad with with 2" on each side of insulating styrofoam. This provides commercial grade strength, sound proofing, insulation and especially for Hawaii, it will always be100% termite free. The only wood in th entire home is the foil encased roof substrate, Lioher cabinetry, doors and baseboard. The use of structural steel offered an exceptional design opportunity to incorporate laminated glass panels below cantilever spans in the living room and a "rain free" use of the lanai with an 8' overhang.

Energy Savings

Low voltage (14 watt) lighting throughout with a high efficiency and lower operating cost Bryant / Carrier Evolution Air Conditioning. European high efficiency appliances by Gaggenau. A well thought out venturi design of natural cooling is incorporated by capturing the trade winds on the ocean side of the residence and directing the cooler air through to the master bedroom. The use of air conditioning is typically not necessary.

All electrical switches and outlets are Legrand Adorne with electronic dimmers and recessed "pop out" wall receptacles in keeping with energy savings and the modern appeal of the residence.

Pool

Unlike traditional gunite ppols, this pool is constructed to be energy efficient with insulated walls of reinforced concrete and a radiant floor heating system using solar hot water panels on the garage and an efficient low wattage circulation pump. It also includes low voltage (and safe) LED lighting.

Windows and Doors

The highest quality Fleetwood sliding glass doors and anodized aluminum Western Window Systems were incorporated into the design.

Accessibility

The design of the home included achieving full accessibility for the aged or disabled.

Starting with the low incline ramp from Aloalii Drive to the residence, the home is essentially barrier free with ADA compliant thresholds at the doors, large damless showers, wide hallways and allowances in the kitchen work spaces.
