The construction of this residence is unique to the Hawaiian residential market and can only be seen in the attic. The standing seam roof is made of imported German zinc that should last 150 years, the roof rafters, ceiling joists and interior wall framing are all galvanized steel. The exterior walls are 8" reinforced concrete, clad with with 2" on each side of insulating styrofoam. This provides commercial grade strength, sound proofing, insulation and especially for Hawaii, it will always be100% termite free. The only wood in th entire home is the foil encased roof substrate, Lioher cabinetry, doors and baseboard. The use of structural steel offered an exceptional design opportunity to incorporate laminated glass panels below cantilever spans in the living room and a "rain free" use of the lanai with an 8' overhang.
Low voltage (14 watt) lighting throughout with a high efficiency and lower operating cost Bryant / Carrier Evolution Air Conditioning. European high efficiency appliances by Gaggenau. A well thought out venturi design of natural cooling is incorporated by capturing the trade winds on the ocean side of the residence and directing the cooler air through to the master bedroom. The use of air conditioning is typically not necessary.
All electrical switches and outlets are Legrand Adorne with electronic dimmers and recessed "pop out" wall receptacles in keeping with energy savings and the modern appeal of the residence.
Unlike traditional gunite ppols, this pool is constructed to be energy efficient with insulated walls of reinforced concrete and a radiant floor heating system using solar hot water panels on the garage and an efficient low wattage circulation pump. It also includes low voltage (and safe) LED lighting.
The highest quality Fleetwood sliding glass doors and anodized aluminum Western Window Systems were incorporated into the design.
The design of the home included achieving full accessibility for the aged or disabled.
Starting with the low incline ramp from Aloalii Drive to the residence, the home is essentially barrier free with ADA compliant thresholds at the doors, large damless showers, wide hallways and allowances in the kitchen work spaces.
